- Do NOT value a trailer like a stick-built home.
- Confirm if the mobile home is real property (title retired, permanently affixed, HUD compliant).
- Financing limits: many mobiles do not qualify for conventional loans.
- Title & legal: separate VIN/title, back taxes, liens, retirement process may apply.
Liquidity Advantages
- Land + utilities + trailer often sells faster than raw land.
- Entry price lower than many stick homes; buyer pool expands; move-in ready condition possible.
Risk Factors
- Structural: roof leaks, soft floors, skirting, HVAC, plumbing.
- Zoning & replacement restrictions on older models.
- Septic and well failure costs (septic: $8k–$25k+; well: $5k–$20k+).
Underwriting Checklist
- Confirm zoning allows mobile/manufactured homes.
- Verify mobile home title status, affixture, HUD compliance, year of manufacture.
- Septic operational? Recent inspection? Well quality tested?
- Electrical service active/power meter present.
- Estimate repair budget; evaluate buyer pool depth and pricing band.
