Full automated due-diligence + valuation report on any deal
What it is
DD360 is LEVI's deep due-diligence engine. For one parcel it pulls Regrid parcel data, aerial and GIS imagery with the parcel boundary drawn on top, comparable sales, county contacts, site characteristics (slope, topography, access, utilities, flood/wetland exposure), and then writes a full narrative report with a valuation range, a recommended MAO, a confidence score and a PURSUE / INVESTIGATE / PASS decision.
What you use it for
- Deciding whether a warm lead is actually worth an offer before you spend time on it.
- Backing up your offer price with documented sources when a Team Lead reviews it.
- Handing a buyer or JV partner a professional diligence package instead of a text message.
- Catching deal-killers (no legal access, wetlands, landlocked parcel, tax issues) early.
How to use it — step by step
- 1Open the deal
Go to Deals → open the deal → the "DD Report" tab. DD360 always runs against a deal, so if a lead has no deal yet, open the lead and let the system create one first.
- 2Check the property basics
Make sure address, county/state and APN are filled in on the Property tab. DD360 resolves coordinates and Regrid data from these — a blank APN and a vague address is the #1 cause of a thin report.
- 3Press REQUEST DD
The button shows FREE while you still have free reports left, otherwise $15.00. The run takes a few minutes and shows each step live (parcel → imagery → comps → research → synthesis → filing).
- 4Read the report inline
When the run completes the report renders directly on the page: valuation low/mid/high, recommended MAO, confidence, data grade, risk flags, site characteristics, comps table and next steps.
- 5Find the filed copy
Every completed report is saved as an editable Word (.doc) file into the property's Google Drive folder — filed in both the market-analysis folder and the due-diligence folder so acquisitions and DD both have it.
- 6Re-run when facts change
If you get new seller information (survey, access easement, corrected acreage), update the property fields and run DD360 again. Old runs stay in the run history for the audit trail.
Rules & costs
- Every member gets their first 3 DD360 reports free. The counter is per member across all of your deals, and failed runs are not counted against you.
- After the 3 free runs, each report is $15.00, charged on the card you enter in the secure payment window on the card.
- The button is disabled until the usage check finishes loading — that is normal, it takes a second.
- Reports are evidence. Never edit the numbers in the Drive copy and pass it off as the system output.
Common mistakes
- A low "data grade" means the county data was thin — verify manually before pricing off it.
- Requesting DD360 on a deal with no lead attached will produce a generic report; link the lead first.
- DD360 is not a substitute for the 10-point DD checklist — it feeds it.
Delegate the grunt work at $7.50/hr and approve what gets billed
What it is
The Virtual Team Assistant (VTA) program gives you a trained assistant who works tasks inside the platform on your behalf — lead research, skip tracing, data entry, county calls, document chasing, follow-up logging. Every task carries its own thread, time log, progress notes and a member approval gate that controls billing.
What you use it for
- Members who work a full-time job and cannot make county calls during business hours.
- Clearing the repetitive work (list cleanup, owner lookups, document collection) so you spend your hours on conversations and offers.
- Keeping a paper trail of exactly what was done, by whom, for how long, and what you approved.
How to use it — step by step
- 1Request VTA support
Open VTA Program → VTA Portal, submit a request describing the work, the weekly hours you want, and the skills needed. You are billed only for approved, logged work.
- 2Get assigned
Once an assignment is created you will see your VTA, allocated hours and hourly rate in My VA Hub, along with an hour drawdown tracker.
- 3Create or receive tasks
Either you create a task for your VTA or your VTA creates one from your request. Each task has a title, description, priority and status (pending → in progress → waiting on member → completed).
- 4Communicate in the task thread
Use the task thread instead of texts or DMs. Your VTA posts progress updates and questions there; everything stays attached to the task.
- 5VTA logs time
Your VTA logs each work session against the task — date, hours and a description of what was accomplished. Time cannot be logged without a task, so nothing is billable "in general".
- 6Approve or reject the work
When a task is marked complete you review the result summary and the logged hours, then Approve (with a 1–5 satisfaction rating and optional feedback) or Reject with a note explaining what is missing.
- 7Billing follows approval
Only approved time becomes billable. Rejected work goes back to the VTA to fix and is re-submitted for your sign-off.
Rules & costs
- VTA support is optional and costs $7.50/hr of approved work — it is a cost-saving service, not a requirement.
- No approval, no bill. Never approve hours you have not reviewed.
- Weekly reports summarize hours, tasks completed and spend against your budget cap.
- Your VTA is an assistant, not a decision-maker: they never send offers, negotiate price, or speak for you.
Common mistakes
- Vague task descriptions burn hours. Say exactly what "done" looks like.
- Letting completed tasks sit unapproved stalls your VTA and distorts your weekly report.
- Do not use the VTA to contact sellers on your behalf unless the task explicitly says so and you supplied the script.
Folders, review requests, offers/e-sign, and property intelligence
What it is
The working surface of the platform: your lead list with nested folders and inline editing, the lead review request path to your Team Lead, the offer generator with BoldSign e-signature, and the property intelligence stack (Regrid parcel data, imagery, comps, estimated value, AI audit, and the Potential Buyers finder).
What you use it for
- Keeping a growing lead list organized so nothing goes cold.
- Getting a second set of eyes (and the required approval) before an offer goes out.
- Producing a clean, signable purchase agreement without retyping anything.
- Knowing who has actually been buying comparable land nearby before you commit.
How to use it — step by step
- 1Organize with lead folders
On My Leads, create folders (and sub-folders) by market, campaign or stage, then drag leads into them. Column order and folder order are remembered per user, so set your view once.
- 2Work the lead detail page
Open a lead for the full picture: owner and contact info, conversation history, notes, tasks, documents in the lead's Drive folder, and the property intelligence panels. Fields are inline-editable — correct bad data at the source.
- 3Pull property intelligence
Use Pull Regrid to attach authoritative parcel data (acreage, APN, zoning, boundary), then review aerial/GIS imagery, comps and the estimated value card. Run the AI audit for a verdict with confidence.
- 4Request a lead review
When you need a Team Lead decision (bad lead, pricing question, escalation), use the review request on the lead. It creates a tracked request with your reason — your lead moves into review and the Team Lead responds with feedback or a decision, which lands in your notifications.
- 5Generate the offer
From the deal's Offer tab, generate the offer/PSA. Your BUYER block (PSA Profile) auto-fills the buyer side, so keep it accurate. Review the draft, then send for signature via BoldSign.
- 6Track signatures and filing
Signature status updates automatically as the seller views, signs or declines. The executed PDF is filed back into the deal's Drive folder and shown on the deal, so you always have the executed copy.
- 7Find your buyers
On the deal, run the Potential Buyers finder. It pulls real recent purchasers of similar land in the market from property data, scores how similar their past purchases are to your parcel, supports skip tracing, and tracks outreach status per buyer.
- 8Hand off cleanly
Log every call and text on the lead, keep tasks current, and move the deal stage as work completes. The activity log is your audit trail — a clean handoff is what gets you paid.
Rules & costs
- Team Lead approval is required before any offer goes to a seller.
- Verify facts (acreage, access, taxes) before pricing — data providers can be wrong or stale.
- All seller communication is logged in the platform, never only on your phone.
- You act as your own buyer/company. You are not an employee, agent or representative of PRG — never present yourself as one.
Common mistakes
- Leads left out of folders and untouched are the ones that die.
- Sending an offer with a stale BUYER block means re-signing the whole agreement.
- Skipping the review request and guessing on price is the fastest way to a dead deal.
